This proposal for development of vacant land in San Leandro required extensive analysis of construction costs for six single-family homes.
The work required preparation of a detailed, line-item budget identifying all construction costs and preparation of a timeline associated with the construction of the project. We obtained written approvals for the project from local neighborhood groups and presented plans to city of San Leandro department heads, receiving preliminary approval.
The analysis was more detailed than usual because two construction methods are under consideration. One would use of modular, factory-built housing. That approach would significantly reduce construction time and corresponding loan costs. But for the sake of flexibility, John Benjamin Co. is also designing the project using conventional on-site construction, called stick building.
Result: Demonstrated to the City of San Leandro how a long-neglected, blighted site can be developed!
